Afternoon all,.
After having to deal with my property manager for the past 2 years, ive finally decided enough is enough as they are simply hopeless and never follow anything up. The 2yr lease has already expired & has gone periodic which is fine by both myself & the tenant as I am looking at selling & reinvesting closer to where i live Qld.
I made a quick call today & asked what was needed to be done to end their appointment. She asked if another agency will be taking over & I told her I have arranged a friend in the area to act on my behalf & liaison with the tenant and myself. Then I was told the person whom will be taking over must inform them in writting that they wish to take on the tenant & supply contact details so they can contact him & hand over all paperwork etc.Is this normal? I was a little shocked, thinking its my property & i should not have to explain myself to any of these turkeys! I just thought I would have to inform them in writting that their services are no longer required, but it seems I am mistaken and I now have to ask my friend to write a letter to the agency requesting that he takes over ?
Wondering if anyone else out there has had similar experiences.Ive half a mind to write to them myself & inform them they are no longer acting upon my behalf & provide the new contact & banking details to be forwarded to the tenant.
Most RA need it in writing …just to make your life hell before you leavve and the swapping process harder in hope that it’s all gets too hard and you would simply stay
But all in all, when we changed our RA; we had our new RA write to them.
It’s just a simple letter, don’t need to go into much details.Regards

You will also need to provide your friend with a ‘letter of appointment’ to show that they are authorised to act on your behalf.
It is illegal for someone to act as an agent for reward if they aren’t licensed.
Kiss – just write to your agent & advise that their services are no longer required & to pass all details to yourself.
Or just say you are self managing. Give them the required notice then pick up the paperwork and sign off. I've done that, no problems. Rang them, put it in writing then picked everything up.
You made the classic mistake in any business (giving out too much information.
They are just covering themselves but if you are taking responsibility you can then decide to let someone else do it for you after that.
Unfortunately I cannot just drop into the agency to collect as they are in Victoria, whilst I live in Qld. I have drafted a letter to the agency, signed & dated and will post off tomorrow. I just informed them I will be managing the property myself and to forward copies of paperwork etc to my address in Qld.
They have been a terrible agency to work with and have had me wondering on several occasions who they were actually working for, so i will be glad to get rid of them ! Thanks to everyone for their advice,.Bit cheeky I know, but in the past, whenever I've had to sign a new Authority To Manage form for a new agency, I cross out their 2 year date & write in it's place UFN, then initial it.
When they query that, I just tell them I'll stick with their agency for as long as I'm happy with their service!
And do they tell me to go jump? Course not, they want my business
