Hi
Will tenants get a rent reduction for the period they were without electricity/gas and hot water during the flood period? I know someone whose tenant has taken them to the tribunal because they couldn't come to an agreement.
Any comments are appreciated. Maybe one of you guys is in the same situation?

Get it all back from the Insurance company- if your covered for floods…

Maybe a real estate agent can answer this…
But from a investors point of view – If this is a good tenant ; rent paid on time, stable job, takes care of the home, good family…i would just reduce the rent slightly. Because at the end of the day if the tenant leaves your friend would lose 2-3 weeks worth of rent MIN ( after paying agent fee..and finding new tenant), and finding a new tenant can be annoying

Just contact office of fair trading in qld – they'll give you the answer in seconds. Even if you aren't obliged to provide a rent abatement, it may be the goodwill which stops them from leaving at the end of the lease.
I recall that they had changed the provisions for giving of notice to terminate should the house become unliveable.
