    Hi All,

Do you have an old depreciation schedule report that you can share if possible? I just need to see what sort of things the quantity surveyor has accessed and considered in the report.

Getting your deprecitiation under estimate can be a difference between negatively geared and very negatively geared IP in particular?

This is where some of the challenges when crunching the numbers would come from …you can only guestimate…if you guestimate is wrong it could cost you a lot…you will only know the true figures until your "letter of offer" has been accepted with 'subject to' clause, then you commission a quantity surveryor to calculate your provision of depreciation.

Is there a way to get around with this?

How do you do yours (i.e calculate your depreciation) when you are crunching your numbers prior to making sure when you put your "letter of offer" the figures stacks up?

    Thanks, Leo

If a purchase is that marginal, is it really worth it?
