    Hi all,

    I was considering using the services of 'Cashflow Capital' an organisation focused on finding +ve cashflow properties.
    I've been to one of their events and thought it was pretty good.  Does anyone have any prior experiences with these guys – if so, your thoughts would be most helpful.
    If you have dealt with anyone at Cashflow Capital who is a particularly good buyer agent, please let me know and I will ask for them (PM me if its easier).
    As I understand, you essentially need to pay the buyer's agent 2.5% of the value of the property if you successfully purchase it.  My thinking behind using a buyer's agent to get me these properties is the positive cashflow benefit that I get – finding these from a listing site is pretty difficult.

    Hi Ajay, the question is “are these properties going to give you a decent return on your investment (growth) as well as the rental return? There are some good sources of info out there, hotspotting.com.au have info on high yield properties and Residex has an excellent report. Its all very well to find properties that have rental return but are they any good? Beware of student accommodation deals. Do your research on the potential growth as well.
