Hi,
I've found a rural town that have cashflow positive properties. Which is what I'm targeting at the moment, the only problem i have is that the one I've chosen is untenanted. Of course the real estate agents assure me that they will get tenants straight away but this will be my first rural property and i dont want it going pear shaped by not being able to get a tenant. The owner apparently doesn;t want to rent it out incase a owner occupier wated to buy it. Is it possible for me to buy the property on an extended lease say with a extra month and have the contract stipulate that i want the property advertised for rent. Of course if its rented out before i buy the owner gets the rent and i would just take over the lease when the settlement is completed. FYI the vacancy rate is 1.8 that's decent isn't it? I hope this makes sense and any help would be greatly appreciated.Cheers,
