Hi,
I had a building inspection done, but it doesn’t mention anything about the surrounding land and whether or not its sinking etc, a friend of mine has just gone to view the property we’re interested in and says he thinks it looks like its sinking and could cost up to 50k to fix.
Is the building inspector meant to check for this or was there someone else we should have hired??
The property is going to auction in one hour, but I’m thinking of pulling out if this problem could be serious! Any advice or suggestions please, thanks.

are you buying on the Moree Plains? Or floodprone land? Lane does not ‘sink’.
Are you referring to the footings having failed? There would be cracks in the house to indicate this type of fault.
If the problem is with next door, you have no right to investigate what is happening on the other side of the fence.

http://www.comsoiltest.com.au/It is an extra cost to you but if you do not get a test like this done before construction you might find you are building a house on an old land fill site or maybe a sink hole or an old mine site or a chemical waste dump.
Some of these items are not mapped or recorded and a place that was out in a rural location and used as a makeshift dump site by a farmer can become a new housing estate.Possible solution

Where possible, investgate previous uses if concerned. Department of Lands can usually help if the area was mined, it should also show on the S149 certificate.
