    Hello,

    I am planning to venture into property market by subdividing the 809 Sq m lot into two 404.5 Sq m lots. The lots are in low density residential zoning. I been through the specific council codes and found that as per its zoning I might get GFA of 0.35 so in other words I would have floor area of 141.75 Sq M for each sub divided lot.

    Please Let me know if I am right track in my calculations. This might be a stupid question as well but your guidance is invaluable to me

    An architect or designer who is familiar with your area will be able to assist in maximising the built area on your blocks. Although it may dictate a .35 FSR, some LEPs do not count areas like garages, storage, carports and the like in the GFA. So you may be surprised with the size of the house that you may achieve.

    I am in process of stiching up some preliminary meetings with architect.

    Can you suggest any good website or book by which I can estimate the cost of the double storied house on 405 Sq m.

    I know the cost of construction varies significantly depening upon the quality of interiors but i just hoping to get a brief idea
