    Hello All,

I am getting my home appraised soon. So, I was wondering if any of you could recommend a correct things to do in order to have a positive outcome (higher valuation) from the appraisal. Yes, I will have the house inspection ready: bed made, carpet and bathrooms cleaned. Anything you guys have experienced would be good to know.

    Thanks,
    Tong

is it an appraisal by a real estate agent for a sale or a valuation by the bank to extend your loan? If it is an rea they will try to buy your listing by an inflated figure.

Thanks for the clarification. The appraisal is for bank valuation.

    Hi Tong

If you're present at the time, and have comparable sales within the area that will help with your val, it might be worth while showing these to the valuer.

    Cheers

Good idea, Jamie. I’ll have a look at some comps in my area and prepare a list.

BTW, are you in Wodenm Canberra?

    Thanks again.

    Hi Tong

Yep, I'm based in Canberra. Woden, Civic, Tuggeranong, Belconnen – I meet clients wherever it's convenient for them.
