Hi guys,
This is my first post, I already own 2 properties ( 1 apartment & 1 block of land.)
My adventure now is to do a feasability on a large block of land within 20km of Perth near a major shopping centre. It's currently zoned as instititional, and is half used for parking & unused tennis courts.
I would like to recommend this site to a developer however the current owner doesn't want to sell. At the moment there looking at extending & redoing the car park as it's needed for their Sunday church services.
However he has said he's open to ideas so can anyone recommend ways to influence him?
I was thinking of advising him of the car park costs & the amount of money they would receive from the developer.
Any more ideas or tips from you smart investors?

Land zoned for worship or special purposes is becoming more valuable as it is becoming harder for such organisations to find suitably zoned land at an affordable price. The special uses zone is extremely restrictive as to the uses to which the land can be put and may take years to achieve an effective rezoning.
Churches like to have modern facilities.
If you can offer an alternative close location with a newly built church building that has a hall,kitchen, meeting rooms, worship chapel and good parking and close by housing for the minister / priest you might have an appealing negotiation offer.
