$100,000 apartments in Auburn. I looked at these (or similar ones) about 12 years ago. think they were going for around $60 to $80k. not much growth.

were those the old ambassador motel? Very small studios but offering reasonable +ve cashflow & hard to borrow against.
I’d be more inclined to look at a few flats around Penrith.
Properties nowadays grows more expensive even though they are already categorized as the cheapest..
