    How much commission are you paying to your agent for listing & selling your property? Has the gfc been a goldmine for them, even cranking up their fees?

    Have you been able to negotiate a fixed commission /flat fee or do they all still want that extra % point?

    Do you want the agent to provide a fixed price, the lowest % fee, tell you the highest CMA or the best presentation?

    I am being charged 3% on one property and 2.5% on another. But I am offering them more based on a progressive scale – the higher they sell for the more they get.

    So, it is time on the market? Is it the best price for the property? The outlay for marketing? or the best commercial deal?

    Afterall, unless the agent keeps all of his contacts locked in a drawer in his office and only lets them look at that agent's properties, don't all agents deal with the same buyers (only with different properties)? Don't they all have shopfronts with displays?

    What differentiates one agent from the next (other than the colour of the BMW/Merc/Audi)?

    The quote i got is 1.5% + advertisement fee ($800 roughly) or 2.5% including advertisement fee.
    Commission is only payable once the property is sold. If the owner changes their mind and withdraw the property from the market, there's no fees payable, except the advertisement fee.

    You might want to look at what my business charges as a starting point and then challenge your full service agent to justify the additional 95% cost to you for simply conducting the open for inspection. If you were looking for a home to buy would you not look at http://www.realestate.com.au before purchasing? With new technology available the job has become easier and the commissions should be less.

    2% of sale price. Not a cent more.

    Sold on first inspection day, got more than I wanted.

    Brilliant.
