    A few weeks ago we signed a Form 22a with an agent (QLD).  At the time the property was on the market with another real estate and we were told by the rental agent that it would be difficult to rent out being on the market but were assured that they would tell prospective renters that the new purchasers are obliged by law to take over the lease.  The rental agent to our knowledge has only showed the house to one prospective tenant who the rental agent later advised us that they did not want to rent it as it was on the market.  The tenancy agent has pressured us to remove the property off the market, which we have done so and at this point we are desperate to rent the property out as we cannot afford the two mortgages.  Can the rental agent force us to maintain the agreement with them when they have not rented the property out?  At this point we have someone to rent out the house we are currently living in.  They can only provide half the amount of rent the rental agent is asking meaning we would have to move back into the property that is under the agreement with the rental agent so we can rent the property we are currently in to this person. 
    Your advice would be valuable.

    You are within your rights to withdraw the property off the market and move into yourselves – providing I have understood what you have written there.

    Hi Finspec

    Do you think we can terminate the agreement with the rental agents without repercussions?  They have not provided any tenant for the property since we signed with them.
