    We had a tenant evicted by the Sheriff 2 weeks ago for non payment of rent. All her personal possessions are still in the property despite allowing her access to remove her belongings everyday since the time of her eviction. The CTTT (in NSW) have advised that we are required to store all of her belongings for a period of 30days after which we are required to put an advertisement in the paper and auction of her goods. The problem we have is that her possessions are valueless. Her sofa smells of dog urine, her cloths are rags, her kitchen items chipped and cheap. To go through an auction process will just incur further costs to us the owner with no chance of debt recovery. Frankly it would be easier and cheaper for us to call 1300JUNK and throw the lot.

    Does anyone out there in Property Investing land know if we are able to dispose of valueless items after the allocated 30 days or the procedure we must follow? We really want to avoid the “auction process”. Additionally, how does the CTTT place a value on items? Do I need to employ a furniture valuer (again additional cost to me on an already mounting debt) who will tell me I could get 50cents for the lot on ebay?

    The tenant is gone (Thank God!) … now we just want to get rid of her STUFF!.

    I had this situation.  Consumer Affairs came and took a look and said we could chuck the lot.

    Yeh we had this situation had to get their cr*p moved to a storage unit and store (I thought it was 60 days?) then advertise, then dispose of it $$$ fortunately we could claim it back at tax time.
    Coupled with everything else – change locks, repair damage, remove rubbish, clean, loss of rent – silly us no bond and insurance wouldn't pay out = big lesson learnt!!
