    Hi all,
    I am wondering: I have a property in mind to buy (unit), except the yard of the block is poorly maintained – old car-body part, old tv, old computer, old desk, and general rubbish lieing in the yard. How much does this effect the bank valuation for finance, if I was to buy?  The higher the valuation the better I am, as they lend 80% of the valuation before mortgage insurance kicks in.  Do they only look at the quality of the actual building and the location and not the tidyness of the yard, or is the yard a factor?

    You should use these factors to drive down the price that's being asked.

    Yeah, do that.  And point out the bodies as well. That'd drop it a bit more.

    The bank may do a desk top valuation so may not even go there.

    Yes Savvy knock down the price , It will cost you money to remove these items so deff point this out and have the price knocked down  Good Luck :)
