    Hi Brennan,

    The accountants we are going through are McHenry Partners Melbourne/Geelong Victoria.
    I live in Geelong area so I were happy to see them accosiated with My USA Properties as I know this company and they
    are well respected in this area.
    I have received follow up email with the paperwork needed to open LLC or an Australian Ply Ltd company and family trust.
    LLC will be my choise i think

    Great Article in this months API on USA investing, quite a comprehensive read as far as first information goes. Definitely gives you enough to entice you to consider the US as an investment option should you choose to do all the proper research.

    All looking good for us now. Barring any problems with bank here we will be owners of 3 houses in Kansas City Missouri.
    All rehabbed and ready to be leased (1 is already under section 8 lease, the other 2 are vacant i believe).
    Exciting times. If all goes well will look at another 3 in about 12 mths time

    Which bank? I couldn't find any to finance OS property.

    Done a bit of research on myusaproperty now and the business seems sound. My only question is around the 5k in fees required to deal with them (once a property is sourced). This just seems quiet high – especially when you consider prop prices of 50-70k.

    Anyone have any thoughts on this?

    At our company we run a mentoring program. Once you join you do not pay any extra costs to buy in the United States. However if you think $5000 is a lot of money i suggest you go over understand the market yourself and see the cost. I suspect even if you could do that how long would it take you to develop the contacts.

    Thanks Nigel – I actually went over for a few weeks prior to my first acquisition.

    I’m just questioning paying 5k for the conpletion of a few admin tasks ‘list of contacts? Not a critisicm, just asking as perhaps there’s something I’m missing?!

    I'm currently trying my luck to get pre-approved for an HSBC loan before going to Miami at the end of this month.

    I'll be posting the result of this application, whether positive or negative, on this forum.

    I  used home equity via line of credit which has been approved.
    Just getting US finances sorted LLC established and bank accounts set up

    Well, nearly at the end of the tunnel now.
    We have returned contracts on 2 properties and in the processing or reading and signing off the third.
    Once done just a matter of settlement taking place and we are all set.
    No real dramas during the process and any minor issues have been attended to quickly and professionally.

    Hi Guys,

    As you all know I am very new in forum as well as in investment field.I have requested assistance to My USA property for 3 days before ,I have keyed in all the information they needed to get back to me re my investment but no phone calls or follow up emails so far.

    Not sure if any one else has same problem.

    Hi speedy gonzales

    My property purchase throught myusaproperty was an absolute disaster.  One of the properties was supposed to have four tenants, but by the time I bought it, there was only one.  It was completely run down.  I was told that there was no rehab/renovations that needed to be done, but it was a total wreck.  There was absolutely no due diligence done on it, even though I was told there was. I pulled out of the other one, as it was worse than the other.  There were absolutely no inspections done on these houses, they were a total disgrace.  I have since bought several houses up north, near New York and couldn't be happier.  I can give you details on how to buy safely, if you want – just contact me.  You can't get finance for homes in the U.S.  It would be better for you to get a loan here, and wire the money over to the U.S.  Houses can start for as little as $5,000 upwards, and they are pretty good.  I've just bought one for $5,000 and all it needs is a roof.  It is also tenanted.  There are so many houses for sale – so cheap – it's unbelievable but true.

    Sorry but this is clearly incorrect.

    You can't get finance for homes in the U.S.

    You can but you just need to know where to look.

    I have been following your posts along with others on PI forums. I too am based in Geelong however work away in North West WA… I have been following the U.S property market and doing some research for the past  7 months now. I was in the U.S in March as part of this.

    Hi Guys,

    New fella here. I found this site after researching MyUSAproperty.

    I've registered with them and just spoke to LoansUSA about the finance side of things. They offered american finance fixed for 30 years at 9.75% which is very high compared to their normal rates. This is apparently because I am not a resident. Did anyone else get a better deal from them with US finance?
