    Hi all,

I will be turning my PPOR in an IP in the next couple of months. The house is only 3 years old. Do i need to engage a quantity surveyor or will the ATO allow me to estimate the value of my depreciable items (carpets etc) myself.

    Thanks in advance

I think you need a QS or a qualified and registered builder to do an estimate. Or you could probably use the original costs – if you know. You shouldn't worry about the cost of a QS as it is deductible and they are bound to find many more items than you would on your own.

    Hi Beaka,
I am a QS who specialises in depreciation, so take my advice with a pinch of salt!!!
I believe you would be mad not to engage the best QS you can get. Particularly a PPOR turned into an IP can be a ATO target
    kind regards

    hahaha, thanks George.
Can you, or anyone else on here recommend a reasonably priced QS in the Perth area (southern suburbs) who specialises in depreciation?
    Cheers
