Recommend Insurance Company for IP in Perth, WA

Hi;

We will soon take possesion of our first IP. Yay. We are looking at insurance ie building and land as well as Landlords insurance. Can anyone recommend who they use in Perth? Any other advise on general first IP considerations would be welcome.

Also in terms of improvements to IP in terms of account structures. Where is the ideal place to get the money from, as I realise improvements are not deductable. Can you take it from your LOC for IP expenses attached to the IP loan or is it best to use your private money to keep things simple. I guess I am wondering where your IP improvement money should come from for best tax minimisation and when in the life of an IP is it best to spend it eg. before first rental, after 5 years, etc.
