    Hi All,

    Just chasing a bit of advise from anyone.

    I live in Perth and am considering buying an IP, which i will hold onto for the very long term. Im not sure wether i should invest in a 4×2 house located about 40km south of Perth in a relativly new suburb. The house will be <3 yrs old (good oppurtunity for depreciation) and there is a proposal for a train station to be built close by in the future.

    The alternative option is to buy a 3 or 4 bedroom villa, that needs some minor improvements (landscaping, carpets, fresh coat of paint) close to one of the local universities. This suburb is likely to have slightly higher occupancy rate, however im wondering if long term capital growth will be higher in the outlying suburb due to the rapidly increasing population and future train station or am i better value adding to the villa?

    Any advise would be appreciated.
