    Gday guys,

    I've been looking at this IP in Everton Park Qld which is 8km away from the CBD. I'm looking at an off the plan 2 bed, 2 bath room apartments, 75sqm living plus 14sqm balcony. Was wondering if anyone has any IP in that area or have done research in that area?

    The price I was quoted was $350,000 and they said they can get rent for $410 – $430. Was wondering what the rental market is like in that area?

    Do you think this is a good deal?

    Whereabouts in Everton Park?

    $350K is about right for a decent 2 bedroom although 75 Sq M isnt that big.

    it on 610 south pine road, Everton Park. It seems close to everything.

    610 might even have City views from there. I am doing a little (very little) development in SP Road and we have City view but will want more than $350K.

    Only concern would be the size very small and per sq M that is expensive.

    I have a house in Everton Hills on a 670m2 block. It recently was valued at $600,000 originally bought for $272,000 in 2003 so their has defintiely been growth in the area. My rent I receive is $450 a week with landscape views for a 5 bedroom house. It is two storey. I would be surprised if you received rent better than $400 a week for your apartment. I think realistically your should receive rent about $350 a week. Good luck!
