    I have purchased a free standing town house in inner melbourne. My place faces the street while the other 3 (which are joined together) run in the opposite direction behind my backyard.

    My issue is that im completly seperated from the other owners. The only common property on the title runs next to my place to let the other tenants in.

    I have to enter off the street and have no access via a gate in my backyard etc , im not even near or face this common path let alone use it. The secuirty gate and speakers at the front of this path dont include me due to my street frontage.

    We pay $1400 a year each which seems really high as we have no grass to mow and no pool or trees etc I also pay this amount for rates each year.

    We also have no common parking as there is street parking out the front and all townhouses have private lock up garage access via the street and a lane way running up the side of the block (council owned lane)

    If i can prove the common property is of no use to me or show its not even part of my property (which is easy to prove) can i seperate from my bc and change the title of the property via the council.

    I would much rather pay higher rates then have to fork out fees for things like a leaking roof on the townhouse 50mtrs away. I have lived in an apartment block before so im aware (and prepared) that bc fees are a vital part for a happy block of tennants.

    Any information would be great to see if i have any options regrading turning my pace into a freestanding title.
