Hi all,
I’m in the due diligence stage of buying a house in sunny QLD. It is on two titles and I am considering moving a house onto the spare block. I have done the sums up and it’s looking healthy (approx. $40k-$60k profit, depending on sale price). I have spoken to removal people and want to get a house that’s up to current building standards, because the builders are quite expensive in this area. I have taken into consideration council fees, connection costs for water/sewage/power/telephone, engineering costs, carport costs, and cost of putting stairs on the building. Also I should have the $22,000 for bond as well. I will live in the house for a year after it’s built so I don’t have to pay GST when I sell it.
Just wondering if I have missed anything, or has anyone moved a house before and want to share their experience? Any feedback greatly appreciated.
Cheers.
HI i was looking at this option a while back look at some old forum posting, there are some good comments there from people who have 'been there, done that'
Are you looking at moving a relocatable home or one that can be moved but was not purpose built for relocation? Some home do not transport well and you are left with expensive repairs to internal walls, tiling etc.
cheers

Hey Sonya,
Most likely looking at moving a home that wasn’t purpose built for relocation.
Thanks for the tip to look back.
Cheers.
Have a look on ebay, there are usually one or two houses aeek on there for relocation, some go for as little as a dollar. these are usually ones that are on blocks of land that are being developed. Not sure how many there are in Qld, but may be worth a look.
Cheers

Try this link on ebay, not sure what style of house you're looking for, but this one has potential.
Hi Sonya,
Thanks for that link – does look like it could have potential. One question though – do you think it’s better to find a house yourself, then hire a company to move it, or buy a house directly from the removal company?
The issue I have with buying one privately, and then paying to move it, is that I can’t be too sure as to whether or not the house will meet current building standards.
Thoughts?
I don't know the answer to that one. maybe the older posts will shed some light on it. I am sure that the house removal company would ba able to give you some idea as to whether a property that you found would relocate okay. Then check with your local counsil regarding building standards for the area where you wish to locate the house. There maybe restrictions regarding florr size of the building, footings (exposed or inclosed) building materials brick, weatehrboard etc

Hi,
although i have no useful answers for you here, i noticed a relocatable house for sale for $5000 and thought i was dreaming. i thought to myself, surely it isnt that easy to pick up a house and put it on a block and rent it out? Do you have to subdivide your current block or already have 2 titles on a block to do it?
I must be missing something here??
You can of course buy a vacant block to put the house on. YOu would need to check with council regulations to ensure that the external structure of the house fits with the area that you want to relocate to. Costs are usually $40K plus to move the house depending on the distance to travel, number of sections, whether you need to replace the roof etc. Then there are site costs, connection of service, landscaping etc.
