    Hi All ,
    I would like to start by saying what a fantastic site this is and credit to Steve for getting it started.
    I really want  to get into property developing and have done some research , does anyone know of any courses you can do
    so that you can learn the fundmentals , or is there anyone out there with loads of experience who would like to be my mentor , I do believe in all the research etc but I also believe that you have to take massive action , I would be willing to give a percentage of the profits if someone wanted to step up , I would do all the work just need some guidance ,any takers??

    Hi Melb,

    There is a highly recommended mentoring program that is conducted through this site called the RESULTS program.  I have not been enrolled myself but every student of the program I have spoken to over the last two or three years has been extremely positive about it.  Perhaps some of the graduates who use this site can make comment in this thread.

    I believe there is an intake underway at the moment but you'll have to investigate further to see if there are any spots still available. You'll also need to assess if it is the type of thing you are after.  The weblink is http://www.resultsmentoring.com/

    Well done on taking your first steps towards property investing.  Stay tuned to the forums and the website as you'll find lots of information from people who are already making property work for them.

    I would have to disagree with the above posts, sure it is an avenue.. but in my opinion its an avenue for weak-minded people that want someone else to do the research.. like one of the guys said on their advertising video.. “ I have been to tonnes of seminars” and im sure he will go to tonnes more.. and waste 1000s of more $…most of them want to feel like property investors, without actually taking the plunge.

    If your serious about PI.. I would suggest start by soaking up as much as you can on the internet. Such these forums… news articles about property and property markets… it is such an abundant resource and more importantly its free ( other than your connection.) so its not going to bite into your profit margins..  then pick some areas that you think might be good areas.. and monitor them closely and compare past and recent growths etc.. I personally wouldn’t look at the suburb your living in now.. only because it’s an automatic emotional buy.. maybe after a bit more experience you could look back it..

    As for wanting a mentor and offering him parts of the profits.. bad idea..  <moderator: delete abuse> there is a good chance you will attract a spruiker ( property has its fair share)… besides.. yet again your giving away your profit margins.. which makes it harder for your next purchase..

    I would suggest you make some like minded friends… and if not anything else.. just discuss property.. Failing that there are some good blogs around where you can have some good discussions..

    By the way saka888 the Results Mentoring Program does not 'do the research for you'.  It provides you with an ongoing support system teaching you how to do due diligence, crunching numbers, setting goals etc with one one one coaching, sounding board, accountability etc.

    Maybe some research on your part would be appropriate before you post.

    Hi Melbproperty,
    It depends a lot on what access to investing cash you have.  If you are limited then the Results program would be a great start to teach you disipline, research and all areas that you will need to know to ensure you embark with the most information and confidence to save losing your shirt on your first deal.  If you are cashed up then I would suggest looking at Carli Crutchfield's program.  I have been through the Results program and found it invaluable.  I have seen Carli present twice and am very impressed with what she has to offer.

     Yeah i read the sales pitch and saw the price tag.."just $19 a day".  Most of the skills you mention i learnt in high school and the others i learnt from reading & researching, not just given to me on a plate.. almost for free ( must admit i bought a book or 2) .. For someone young ( assuming melb is)  i would say the cost of around $7000 would not easily come by (assuming he earned it himself) and defiantly could be better spent … but all to their own.

    Hi all,

    I'll bite. Personally I've signed up for RESULTS (I'll let you know how it goes). And before you slam me for being weak minded and needing someone else to do my homework, that is NOT the case. I signed up to meet like minded people as it seems to be very hard to find people who think investing and risk are good things.

    You must have gone to a ripper high school and I would love the name so I can send my kids there since you have picked up so much investing knowledge. You must also know everything and be a very wealthy person, not having to spend anymore money on education or being able to gain anymore investing education.  I love the internet, I love free, but sometimes you need to spend a buck or two on gaining more knowledge. Also most people do not value anything they get for free.

    A person would still need to take the due diligence steps you have outlined above as well as educating themselves.

    Asking for a mentor, especially on a property investing forum is not a crime and there are plenty of people who would help out and be happy to meet and blather on about about property investing. There have been many meetings that have sprung from this forum especially in Melbourne.

    Good Luck Melbproperty, always check everything and everyone thoroughly and you will do fine.

    Don’t think it matters what you choose to do. There’s certainly no right way or a wrong way of doing it.
    As long as the spending is justified with a great ROI, then it’s money well spent.
    I tend to look at the results, not the means.

    wow guys thanks for all the feedback and all the different perspectives , DWOLFE thanks for your encouraging words , I am definitely going to look into the results program , I agree there is a lot of info for free , sometimes there is too much info and it can become confusing , roslyn I have done plenty of research and as stated in my original post I want to do all the work , you can only do so much research , just want a little guidance ,if i just start on my own I will make plenty of mistakes ,I just want to shortrack the mistakes by learning from other peoples knowledge,
    I do not feel 7k is a lot of money if you are going to "take action" ,  I will be sure to let you all know , thanks heaps ,

    I'm interested in RESULTS Mentoring program.I have read Steve's 0 to 130 properties and understand each page.That book is gold.
    My query is if I join RESULTS mentoring program what additional benfit I can get?
    PS: I haven't bought an investment property so far but planning to..

    Hi,

    If you are interested in RESULTS better get in soon :). So far have received the kickstart part and have been looking at the materials you get as webinars etc and it looks pretty full on. I think if you have the money and it is a direction you wish to take then run with it. I also get the feeling that you really only get out what you put in with this course. That would be true for most things in life.

     So far from 2 pieces of information we have gotten from signing up, results has already paid for itself (for us). By the sounds of the material that will be covered throughout the year it will be pretty in depth. I'm looking forward to information overload.

    Although Saka888 is a little ruthless, I am going to back his/her post, Property investing is about time in the game, With that in mind, you have many hours /  days and years to research. In my line of work, I get a real look into the industry, you should not rely and put your faith in one system or operator. Education is important, but not at the expense of a majority of your wealth.  

    What I know. Most people must sell to put food on the table –  "X" sold trusts and structures, "Y" sold positive geared properties, "Z" sold vendor financing, "H" sold new units b/c of depreciation, "I" sold his own development, "K" sold negative gearing, "D" sold a combination of these with options, and "A" sold mortgages. I understand we all have to live and earn an income, that is our right. This amplifies the importance of self education, to see through what is a sales pitch and what is not.

    I would predict that 7 out of 10 people in the population have been set up, and are shocked to hear they have blown up to $500,000 in their life. What I think saka888 should say, "self education is important, or else, YOU can be taken by the financial sharks in the real world". That does not mean you should not pay for this gig mentioned above, but when you are well researched you are able to make an informed decision on whether the course is suitable for you. Congratulations saka888 on having the courage to post what others would not……

    Results is a very full on program and you do need to keep up with your daily and weekly tasks.  If you are not prepared to make an effort for your investing future then don't waste your money but if you are diligent you will find that every cent of the program was very well spent.  Not only do you learn a great deal but you also meet many likeminded people who can be part of your support group.  Take the initiative and ask for those who wish to be a part of a group that meets on a regular basis to think tank etc and you will find you also gain friends that enrich your life.  I know I did.  It is some years since I did Results but I can and do still receive advice whenever I ask.  Some can pick up information like a sponge from anywhere and others need  guidance and nurturing to get to the right place.  I find posts like Saka888 disapointing as they can stop a slow learner in his tracks so that he will never reach his potential and thrive.

    Hi all,

    I wouldn't have said spending $6000 on investing education has used up most of my wealth. If anyone only has 6k to invest with they should probably buy a book instead of doing a mentoring program and then try to make some more money out of buying a property.

    There seems to be quite a lot of people who must either already be millionaires or be highly successful all on their own. Must be nice to never have to ask someone else for an opinion and to always know exactly the right answer to everything. Last time I checked property investing required a team.

    Mortgage broker, accountant, lawyer, architect (if developing,) real estate agent. To name just a few. Maybe a business partner. I wonder how far all these people get all by themselves. How do you introduce new ideas and change either your business model or strategy to make bigger profits?

    How do you get better and smarter and wealthier if you are the smartest, wealthiest person you know? Personally I would not congratulate saka888 for telling someone that wanted to be mentored that they are weak minded.

     I also think that Birchcorp, considering you are a financial planner and you are advising people how to invest wisely, you should be advising people to become more educated through legitimate avenues.  No body knows everything and if they think they do you should avoid them like the plague.

     I would hope that everyone reading this thread would do their own due diligence and would also not let a bunch of knockers talk them out of doing something if it will improve their financial lives and create a network of like minded people.

    Hi I am pretty new to this forum…….less than a week,  but reading some of the posts here really puts me off contributing.  Surely we can all have an opinion and  our say without having abuse thrown at one another.  I'm sure many other new members are sitting there thinking the same and whether they dare make a statement.   We join this forum to learn and enjoy what each other has to offer.  There is no obligation to take advice form any one person.   If you don't like someone's advice fine, then give constructive criticism but let's not get ugly.

    That's a shame that these comments have put you off a very fine forum. Like anything, sometime people will agree and sometimes they wont. At least no one is calling anyone stupid (which has happened quite a bit in the past here ). Good for you for having a go and saying your piece.

    Stick around with us a little longer you'll find that there are many strong personalities that live here and we all seem to get along just fine even with some tongue lashings that occasionally happen. The big cats have trouble sharing a cage……

    Hi Melbproperty,
    First up, congratulations for putting yourself out there and taking action, you’re already on your way to being a successful investor. Well done.
    Now I’ll also put my hand up and say I’ve also joined up with the RESULTS Mentoring Program and did so because I did my research and concluded that it offered exactly what I needed at what I think is a great price.
    A university education costs money.
    A Tafe education costs money.
    Even an apprenticeship will cost you money.
    Education costs money,
    Yes you can find plenty of legitimate information on the net for free, read it, use it, take advantage of it, BUT, you can also find a 3 tooth hillbilly who swears he just saw Elvis flying a UFO over his latest and greatest 101 lot development and “would you like a piece of the action maaaate?!”
    So I think you’re on the right path and sound like you’re a smart person so do a bit more research and have a look into paying for your education if thats what you want to do, look into the people who run whatever program you’re interested in, look into who they’re associated with, (how does the saying go? “You can tell the character of a man by the company he keeps”) and don’t be put off by paying for education.
    And as for smelling like “roast lamb”? for seeking a mentor, what an insult!
    I think you sound like someone who’s keen to learn and who understands that, that will come at a cost. Giving up a cut of a deal to get the deal across the line is just common business sense. Can you say “Joint Venture” Saka888? This little property investor I know, um what’s his name again…..oh yeah Donald Trump does them all the time.
    And what would be the point of only getting together with ‘like minded friends’ and ‘just discussing property’? I know that me and my ‘like minded friends’ are all at the begginning of our investing journey and our knowledge limited so why not seek out those who know more than you and are successful, and do as they do.
    I also found it a little funny that Saka888 poopoo’ed all over your idea of seeking a mentor but then offered up his email to discuss property with you, presumably because he has some information that he thinks might have some value to you and might also prevent you from making a mistake. Hmmmm sounds a bit like something a mentor might do.
    So, good on you Melbproperty, keep going, educate yourself any way you can and for as long as you can and never ever let anyone be the wet blanket laying across your dreams.
