    Hi guys,

    My parents own a house in Parkside (inner city Adelaide suburb) on approximately 980m2.  The house needs work, but i know the council would not demolish & i know there is great value in the land, so i thought the best idea would be to get approval to subdivide the land into a front block (with the house) & hammerhead back vacant block.

    My questions are:
    Who are all the professionals i ask about this?
    I obviously need to speak to council, but is there someone i can get in to look at the block & let me know if it would be a viable option for this house & block?  Would it be a surveyor?

    Thanks for any help & advice from others who have done this!

    Hi KCVards.

    I assume the area has a heritage restriction protecting the houses (as in Colonel Light Gardens) stopping demolishing in that area?  To enquire about the hammerhead block, you ring your local council and ask for the planning and development officer. My experience with hammerhead blocks elsewhere in Adelaide is that you must have a driveway wide enough to allow a 3.5 metre driveway for the new block plus approx. another metre to the existing house.  You also need to be able to provide off-street parking for 2 cars.  This may be a bit different in Parkside as these do vary from council to council.

    HI

    Go to planning SA website, look up your council area and you can download all the info on developments, look through index for residential and you can see what you need to know about hammerheads. If you want to go further talk to council and then surveyor
