    Hello everyone,
    I am interested in a property which is 721m2 with a 20 metre frontage. at the moment it is zoned res 600 but council has released plans for it to be zones red 250, or at least allow for 3/5 storied of medium density res (depending on which plan you look at). it is close to schools, within 1.5 km to train, close to buses and there's a massive park which adjoins a football ground at the end of the street. however – the area is in logan central which has received quite a bit of bad press. however, i think with affordability at all time low this may change. the place i am looking at is 290k. should i purchase it?

    does anyone know what the costs would be to consutruct a duplex or townhouses on the block approx?

    or does the upzoning mean an automatic increase in value?

    if i sold with a DA approval for either a duplex or townouse would that mean an increase in resale value?
