Buyers agent – what should I expect? ask for?

Hi,

due to not having the time and wanting professional advice on selecting an investment property have engaged the services of househunters and seeing them in a couple of days.

The fees of 2% of final house price are not cheap so was thinking the service should be well worth it. On that note was wondering in the current market what do you guys consider the minimum great deal a buyers agent could be able to get in regards to yield etc? also do you think they source properties not readily available and for a better price?
