    Hi
    wondering what software people use to keep track of several investment
    properties or to do the math on new opportunities?

    Can one program do both?

    Is there anything that is NSW specific? ie for tax, duties etc

    I've tried various software over the years, but think excel is the best. You can tailor it to suit your needs. Do one property per tab and a summary tab up front linked to all the others.

    I think Excel is the way to go.  I have tried a couple of programs and they aren't that flexible with some of the data you may input.  Sit down and do one up and then add to it as you go.  You can include everything in it such as rent, mortgage, repayments, lvr and notes on maintenance you may have done etc even include a pretty pic of the house if you so desire.  

    Get a couple of other property investors to look over it and see if they can improve it.

    Over time you will get a product you are happy with.

    Ive tried rentmaster and its not bad

    Seconded Keiko. There are sections for rent/other income, expenses, budgetting, mortgages, reports etc. And it comes with a 60 day free trial.

    Just looked at the Rentmaster site – wow …..$995

    that's a lot of commitment.

    It's from the US so do all the screen apply to us in Oz?

    you looked at the wrong rentmaster, try http://www.rentmaster.co.nz its also for the OZ market as well, approx $135
