    Hi all,

    Over the last few months I've been answering a number of questions that forumites have had regarding subdivisions, planning permits, dual occupancies and multi unit developments particularly in the state of Victoria (where I am based).

    As many similar questions arise regularly I thought perhaps it might be helpful to put together a PDF case study that would walk through the entire property development process with a simple example.

    I intend to make the PDF case study freely available and think such a document would be quite valuable.

    We now have a first draft however I was wondering if there's anyone on the forum who is thinking of or in the process of developing who would be interested in reading the PDF case study and providing some feedback? (ie. what questions still remain for you after reading this document? Is this the right level of detail? Are there areas we haven't covered? Are details unclear? Are you able to apply the principles to your development? etc).

    (I'm happy to include credits/links within the document for any contributions you make if that is important to you).

    Hi Christian,

    Count me in! Have you had a flick through the API Small Development guide? Also the other thing is how Victoria specific is it? Just curious, need a good read since I'm waiting for title subdivision! Geez shoulda organised that earlier! LOL Ahhh you live and you learn.

    It's not really that specific to Victoria, although the example is Victorian!
    I think there's plenty in there for people to get something useful. I guess it's more about the process than the specifics. It's been my experience that understanding the process is the most important issue.

    Hey Christian,

    I would love to read it and provide some feedback. I am relatively inexperienced with development, which is probably the same as the majority of forumites. I can tell you all 'newbie' things that it doesn't cover which you might assume that people already know.

    What we are currently working on is a series of three case studies:

    1. Smallish residential (suburban) multi-unit.
    2. Urban apartment development.
    3. Hybrid (retail, commercial, residential.

    I'll be interested to see the feedback from the first one.
    Eventually I intend to publish each of them on our site to help people doing research for their own projects.

    I'll be interested to see the second two to see how many more steps there are. The urban apartment development will soon be all the rage in Vic I think. Squeeze em in anywhere you can :)

    G'day All,

    Great to see! That would be a big help – I'm new to the development world also.

    Looking at doing a small townhouse development in Townsville. Having some challenges in pre-feasobility stage getting all the figures I need. Builders giving huge range with estimates ($1400 – $2000 p/sqm)??  Has anyone got any experience in the Townsville area? Does the builders estimate usually include all the civil works too?

    I'm looking at building 12 – 14, 2B 1B townhouses on a 2000 sqm block.
