    I am trying to get my first investment property in Brisbane's northern suburbs, particularly, Bracken ridge, Taigum, Fitzgibbon areas.

    Are there any people out there who have experience with these ares or other areas in the same locality? I am looking at houses around $400k. If I can get land and hosue package, I would prefer that, but I am still leaving my options open at the moment. I am mainly concerned about return on investment in 5-10years time.

    How are the vacancy rates in those areas?
    How are they likely to perform in the next couple of years?

    Any sort of advice will be appreciated!

    Hi Tomara, I've found magazines like Your Investment Property magazine very helpful with information like. Also my parents lived in Bracken Ridge up until 2-3 years ago and still have there house there as an investment. They purchased it only 2-3 years prior to that. Bracken Ridge has performed well for them. for the last 12 months they have had no out of pocket expenses on this property and are returning a small cash flow from it. However, I can't personally comment on whether this increase will continue.

    Thanks Elliot. That's good enough mate. Yeah I do subscribe to 3 magazines on Property & Mortgage. They do have some very helpful information. But most of the times they tend to focus on what they call 'hot areas'.  These area in my opinion are ares which have already peaked.
    Information from individuals who have actually lived in those areas of interest is of great value.
    Good to hear that your folks are getting some cash flow from their property in Bracken Ridge.
    From your knowledge of that suburb, are there any particular sections/parts you would recommend or otherwise? Are there any new housing estates currently being developed out there?
    I consider the house prices in bracken ridge to be fair compared to those closer to the city.
    I am also of the opinion that these areas will benefit a great deal from the new bypass and Gympie arterial on the other side.
