    Looking for real estate agent for renting my 1st investment property in Frankston, Vic. Any recommendations and what rate of commission is reasonable?

    I have found that I prefer to use franchise real estate agents (such as L.J.Hooker or Raine & Horne) instead of small local real estate agents. I have found that they are easier to work with and are better to work with. But obviously this is not always the case.
    Real estate agents generally charge 7-8% of the rental income of a property. They also charge 110% of one weeks rent every time they need to lease the property out to a new tenant.

    Try Harcourt, talk to a few others but any management agreement you sign, have termination clause on receiving of written notice because some agents have asked landlord to sign a 3 months termination notice, this can be frustrating when you want to change managing agent.  Watch out for Ray White – not happy -prospect tenants want to inspect property made them wait over two weeks before showing the property.  Hocking  (sale)- have to call them up every time for any update on the selling progress.

    **Very import – Must buy the landlord insurance.
