Hi All,
Quick question on concrete cancer. Do most older properties have concrete cancer and how should this be looked at when buying a property?
I have just recently bought an apartment that is 30 years old and the complex has had small amounts of concrete over the years but always fixed. The complex next door, however, has concrete cancer but on a more severe case and the apartments in this place are just not selling or selling for prices much lower than expected in the market. On the flip-side, these apartments rent out at the normal rental price, meaning they are a great investment for positively gearing yourself.
I obviously don't know the ins and outs of concrete cancer, but what are the major concerns with it apart from the fact that you may cop of whopping bill at any point to fix it, and would investing in one ever be an option or be absolute financial suicide?

I am a bricklayer/concretor.
Concrete cancer is when moisture is absorbed by the concrete and the steel isnt installed far enough into the slab/footing.
This moisted corodes the steel reinforcment and makes it crack/move then later expand. Cracking the concrete around it. I would stay right away from anything with cracked slabs and exposed steel. because all the steel reinforment in slacks/footings/blockwork is linked it will just spread and you will never fix it.
Have you ever had concreteing done? Its not cheap mate.Hope that helps anyways.
