Just wondering if anyone can answer this. I am looking into leasing a small factory unit. When it is advertised at the price PLUS outgoings, is it normal for the outgoings to include strata fee's. Are they not normally the responsibility of the landlord, or do they fall under the category of "outgoings".
ThanksUnfortunately it is open slather with regards to outgoings – consider trying to negotiate a 'gross' rent ie all inclusive except water usage or limit your liability only to increases in outgoings over a base year. Outgoings will include strata levies (admin & maintenance only not capital works), common area power/security/cleaning/insurance/land tax/rates/sewer charges/stormwater levy etc.
