Hi,
I am looking at buying a 2 bed 1 bath weatherboard house to flip for profit. I would like to add an extension out the back to = 4 bed, ensuite and bath.
I live in country Vic and would like to do the majority of work myself to avoid paying contractors. I am aware that legally any roof work needs to be done by licensed roofer/plumber.
The application requires $$ details. Any Owner builder work > $12,000 requires an owner builder approval certificate, and contractor work > $12,000 requires their insurance and registration details.
Im planning on a draftsperson drawing up plans (cheaper than architect). Can there be two parts to the application? One part owner builder work costing <$12,000 (everything but roof) and 2nd part contractor work (roof)? Or would I just get a quote for roof only from contractor and fail to mention that I would be doing the rest?

Plumbing/drainage works, air-conditioning work, asbestos removal and electrical work requires licensed trades – roofing and roof plumbing doesn't (you don't need a ticket to connect to stormwater).
You will need an OB licence.
Your DA cost will indicate the total cost of construction including all trade work. You should get any contractors/subbies to sign contracts with yourself for their work (you can purchase a pad of residential building contracts from the post office).

I was always under the impression that building a roof or even resurfacing a roof was something required to be carried out by a licensed tradie. So thats news to me! And good news too!
Do you know what is involved in obtaining an OB licence? It sounds like something I should definately do.

Maybe not where you are but in Victoria you need to be licenced.
