Hi all,
I guess one of the most fustrating things that can happen to an investor is to be at the right place at the right time but fall short with finance. I came across a great deal on the weekend before last and I had some really great ideas for it. I crunched the numbers and it seemed too good to be true! A positve cashflow property on a large corner block with great subdivision prospects.
I fell short on the finance and I tried all my relatives but as 99% of society out there think it’s too risky and rarther save their money! Grr
Does or has anyone out there had the same problem??
How does one find substancial private investors?
What are some typical conditions or arrangments that might take place when dealing with private investors?
Any help would be appreciated!

one visits a site such as Angel Investors or Venture Capital. One expects to pay a tidy interest rate to the said investor…

I attended the active property investors meeting on Mon 7th Dec 2009 and this was discussed at length.
You need to attend similar meetings so you can network (Getting to know similar minded investors) and build contacts who might be interested in future joint ventures or to be a future money partner.
This usually requires a joint agreement to be drawn up by a lawyer to cover all parties involved.
Private lenders can charge 4% per month which is 48% a year !If you live in Melbourne you could go to the meetings.
