    Arghhhhh!

    After a very arduous road to selling a property we have today received news that the buyer is backing out of the sale.

    We are in Victoria.

    I believe it is 12 days (or even more) since we accepted their offer to purchase.

    Currently having trouble getting information.

    Sale was not subject to finance.

    Purchaser *appears* to be using the building report/inspection to pull out.

    We had Archicentre report done at time of purchase (early 2006) all was fine.

    This sale was crucial. Agent was rather inactive pre-sale and well did not keep us informed post sale. Being some distance away has not helped.

    Any ideas or advice?

    Have been searching and can't find exact details of Victorian cooling off periods – but know from our own recent purchase that we were *encouraged* to have the building inspection completed in 3 business days after signing contract of sale.

    There are two things you need to do:

    a.  ascertain whether a contract has been entered into.  What does your solicitor advise?  How was their offer accepted?  Have you signed anything?

    b. look at what the terms of the contract are
