In your opinion which one is better (ie. makes more money)?
I think if you can find the right market where land is cheap (relative to house prices) and build, there is potential to make a huge amount of money in a short period of time.
Renovations make me uneasy, the potential fo things to go wrong seems huge.
What are your experiences?
