Hi All.
Anyone who has read some of my posts over the past 7/8 years will now my wife and I have a healthy property portfolio in SE Qld.Over the last few months we have been looking at buying outside of Qld as I feel there are some great buying opportunities presenting themselves inter state. I have therefore subscribed to the Residex National report for my own use. This gives good statistical information and a comparative sale which helps make an informed choice on areas and individual properties.
If any forum members own a property, or is looking to buy property anywhere in Australia and would like me to run a complimentary report for them shoot me an email with the full street address and I will email back to you the report.
I have already had some great responses from forum members and starting to do my own due diligence on a couple of areas. This way we all learn about new and up and coming areas and can all benefit.

So can someone explain to me about street rating? Does it mean that if it's 0 rated, then it's the cheapest house in the street? Are the values representative of the actual price of other houses in the street?
Also in regards to sales history, is the upgraded sale price, the price the owner paid when it was last purchased?
Yes it is a comparison against the other sales prices in the street.

Hi,
Just joined the site and am finding the information contained in the posts fantastic.
My wife and I are looking to use the equity in our PPOR to pruchase an investment unit as a first step. We are looking in Merrylands – close to Parramatta. From the posts we know we need to look at other costs such as the body corporate and the sinking fund for repairs to common areas.
Found a property and I was wondering if you could provide a report for 13/20-24 SHERWOOD ROAD MERRYLANDS NSW. I want to get an understanding of what the report indicates and try and educate myself as to what other questions I should be asking.

The upgraded sales price in the residex reports refers to the capital growth for that particular suburb per year added to the last sale price for the property. This may not carry over to your particular property because of the 5 variables.
The value estimate of any particular property is the residex value on the front page.
