    Hi,
    I am keen on one old weatherboard house of 3 bed rooms, near to amenities, asking for $270k through private sale, the site value is $200k, the capital improved value is $225k, level of value date 1/1/2008, effective date of valuation 1/7/2008– as shown in the Land Info Certificate dated 16 June 2009.

    Please advise me how to estimated the true market value for this house? The bottom line, how much should I offer to the vendor? and should I be the first one to offer OR should I wait for the other buyer to offer first if I am keen to purchase?Blank

    Hey Jack
    Can you replace the home on the land valued at $200k for $75k?
    Is the home habitable?
    How much do you want it after you know the answers to the two questions.
    Other answers to questions!
    Is it a rental property and if so how much can you get for it?
    What is the capital growth in what period?
    If it seems like a goo deal take the selling com. off the the price and the in's and out's.

    Thanks for your comments and questions. The house is quite "Bad" and need a lots of reno, frankly speaking, I am not sure how much it will cost to make it appeal to the tenants?

    I think the best thing is to look for another property!
