All Topics / Help Needed! / Selling your home to a property investor
We have a home in Hidden Valley, Wallan that we've been trying to sell through a local real estate agent, to no avail. As we have our eye on a property, we wish to move the property fairly soon. I've always thought that this place would make a great investment property (if we could keep it and move, we would) and am wondering if anyone could suggest a company I could go through to arrange this.
It's an idyllic lifestyle – 18 hole golf course, equestrian centre and country club all within walking distance and local agents estimate $320 – $350pw rental income.
Your advice and help would be greatly appreciated.
With thanksYou have a problem – over supply of properties for sale in Wallan.
I counted 180 houses listed on http://www.realestate.com.au
Has your real estate agent advertised your property on this web site?
is it this advert as I don't know what your property is.

Another web site is http://www.domain.com.auNope that's not it. Our home is in Hidden Valley, the old Holmes A'Court Stud farm which is now an estate. 2500 acres but only 950 housing permits so it's not like living in the town itself. Hidden Valley is about 3 minutes out of town up the Northern Hwy.
Yep our agent has listed us on both the websites you've mentioned. We've had quite a few viewers, but no buyers yet.
Hi hvhomeowner,
Property investors typically want capital growth as well as rental yield. Golf course properties are usually pretty good for cap. growth. REAs say $320 – $350pw rental income – but how much is your property priced at?

Sorry. I will blame it on my no scripts program on my browser for not coming up with hidden valley on http://www.realestate.com.au

We're on at $345,000 which is the bottom end of market value. Once we pay agent fees on the place we will have actually lost money.
