    Hi Everyone,

    While on holidays in sunny QLD just the other week, I came across a DA approved block that is 1501sqm centrally located in a booming area. It has been approved for 18 x 3 bedroom apartments with 39 basement carspaces and I was wondering if there were any developers looking at a new project?

    Want do they want per site ?

    Is it DA & BA approved ?

    Hey Richard,

    This is one whole vacant site. It originally was just a dirt carpark.
    DA Approved already. Just awaiting response about the BA.

    No im am not the agent.
    Just a spotter looking to get started in Developing.

    I am unable to give the information you require regarding Operational Works and Landscaping as I am not the agent.

    · Managers unit with office and reception on title
    · Generous sized 3 bedroom ensuite apartments averaging 135 square metres
    · 39 Basement car spaces
    · Visitor car parking on-site
    · Communal Lounge· In-ground pool
    · Lift access

    You will be looking at around 2.3mill for this prime location

    Which town or suburb are talking about ?

    Big difference in what we pay per site between Ascot, Brisbane & Townsville

    Without being funny if i dont now where it is how can i decide whether it has any value at that price.

    Dear dcn08,

    You won't make money keeping secrets let alone sales.

    The correct and business process is to have a "heads of agreement" or a "confidentiality" statement drawn up.

    You need to talk to a solicitor to get "advise" on how you will receive a commission or fee for your service as obtaining money from a property transition.

    If you become a buyers agent you can claim 3%

    If you are after more money you need to "disclose" to the buyer the amount … I assume you are young and lack business skills you will need to change this quickly to become successful.

    Why not disclose your full name on your post profile or are you shy … to receive a spotters fee you must have an ABN … at least Richard above has a proper signature and you are jerking him around and playing games … so exactly and precisely who are you and what is the deal.

    I have to say i agree with wealthforlife, I think you are a little bit too hopeful trying to sell a 2.3 million dollar block on a forum, especially the way you are going about it. If you don't have  absolute control over it you will not get very far, sorry to say. And to be honest there are a hundred such buys available here on the Coast. I know the old adage if you don't ask you don't receive but you may be clutching at straws, just a tad.

    However good luck to you and if it works, let me know, I got a few bits and pieces to get rid of.. :-)

    Hi Guys,

    Well you have sure given it too me straight, but you are right. Very right.

    The location is Biggra Waters / Runnaway Bay and the agent who is selling it is Ray White Runnaway Bay. The agents name is Tony Sutton-Yeomans M:0417 597 747

    The BA has been approved but there isnt much time left on it (so the agent tells me)

    And yes very new to the game, but no not as young as you think, just a bit silly and definetaly lacking some business skills I guess and yes I have an ABN number. Wasn't really sure weather to put all my details on this forum but now you have pointed it out the way you have I guess I should have. 
    Thought it was a long shot when I did post it on the forum but really who do I go to if I do come across an amazing deal. I remember Carly Cructhfield saying at the conference that there are people out there looking for properties but dont have the time. Somebody show me these people.
    I know this is probably not the best property going at the moment in this area but you have to start some where Right.
