    Highset 4-bedroom house in Tully, halfway between Townsville and Cairns. Three large family areas plus wide verandah. Quiet street a few blocks from the centre of town, backs onto rainforest, fronts a great view. Tully is a great place to live, with lots of employment.

    Opportunity to create another 2 bedrooms under if you choose. (Rooms already there – need windows and doors. There's also a 2nd toilet underneath)

    Place is rundown from being uninhabited for some years. Needs: replacement kitchen, some fascias, vanity top, floorboards to be replaced. Paint.

    You can increase value to more than 260k for materials of around 15k plus labour.

    Will sell for $220k with deposit allowance of $30k. (We want 190k clear) There's JUST enough time to get this over the line while the FHOG is still $14k. With FHOG that give you a "deposit" of 44k and an easy bank loan of 176k. With no FHOG still a "deposit" of greater than 10% on purchase price. With no FHOG and based on value, you would need only a 73% LVR.
