With FHOG that give you a "deposit" of 44k and an easy bank loan of 176k. With no FHOG still a "deposit" of greater than 10% on purchase price. With no FHOG and based on value, you would need only a 73% LVR.
Alternatively will onsell the deal "as is" for less than 190k. Make an offer.
