Hi,
We have recently purchased a property in Seaford Vic, for $275K (3bedroom, 1 bathroom, 570 sq flat block, 500m beach) unfortunately it has some downfalls, it does back on to the train line, and the builders report shows in the near future it will need re-stumping.I just wanted general advice and opinions of the suburb.
From what I can see it is a good place to buy 30+ km to the city, with a direct train line, eastlink now open. I know a while ago it was mentioned as a hot spot, but I haven heard much since..
I think Seaford is a great place to buy with potential for future growth. Still cheap and close to the beach and not so far from Melbourne. There has been a bit of a drop in prices lately, but long term it should be a good area – i think.

Hi Renoah, welcome to the forum. We are looking at Seaford to buy too – PPOR though not investment.
I think it is good value for money wrt to closeness to transport and beach. It is really the first suburb that we can consider with our limited buget and wants of being on this side of Melbourne and the aforementioned.
Sounds like your ticking all the boxes – congratulations!!
What are you planning on doing with the property?? You could sell to me
Edited to say girlfriend purchased a investment townhouse there 6 months ago (closer to footy ground) she has had no prob with tenants and is pretty much positive due to lower interest rates.
I'd suggest planting some quick growing trees (of a suitable height) to screen the sight and muffle the sound of the train line. It may not do much but it is a start. You can't change its location but you can improve the outlook.
You may even be able to contact the railway to lease part of the land between the block and the rail line and landscape that (that way you don't lose your backyard).
