Hi Guys,
Im new to this forum, and I've been looking into investing in a property to renovate and re-sell, hopefully with some profit. I don't have any knowledge in regards to the buying and selling side of things, however i graduated top of my class in interior design.
I have my own Interior Design business that unfortunatly the current financial climate has been brought to a complete halt.
The plan is to save up 12 months of savings to put a deposit on a home (approx. $25k), and hopefully get a loan to finance the rest. This is all something thats going to happen early 2011. I know there is alot of risk involved and i'm definently not one to rush into something like this without extensive research. Due to my knowledge and talent in the interior design field, the aesthetics are the least of my problems.I have already found this forum extremely helpful, so hopfully you guys will be able to answer any questions i have in the future. Ill definently post a story line of my first reno, as i really found some of the others really inspiring.
I am willing to offer my Interior Design advice for some renovation advice. If you'd like to arrange a meeting to discuss your current project, please let me know via email.
I'd really like to know your thoughts on the subject, and wether or not my deposit is anywhere near enough.

For investment properties you'd probably just require wet areas and layouts I'm assuming?

Louim confused, an interior designer who needs renovation advise, you should know this stuff and know how to build, how do you document your drawings, what are your qualifications if you dont mind me asking.

Im not a builder and i shouldnt have to know anything about buying and selling a house, that isnt what an Interior Designer does.I have a Diploma of Interior Design and i use Archicad to document my drawings.

I have worked a few times with an Interior designer- and they were fantastic- helping me with colours of walls, look, fell, materials, what buyers are wanting in the current market, where to place furniture and what sort of furniture for display homes and one helped me with getting a kitchen right and where the kitchen should really go.
Interior designers are not trained in renos, building, drawings- it is a very different discipline, and a very specialised area- and they can really help with creative ideas to get a wow factor when setting up homes for sales, getting a room right for photography, colour schemes, working out a theme and mood for a home.
Naomi- I am prepared to work with yo and I build, reno, plan homes/ units all the time.
