    Hi I have had tenants in my house for 7 months and they have 3 months left on there contract, the place is a mess I have an agent that is meant to take care of the place but it seems like they don't care, I was wondering if anyone knows what i can do about this and what time can i tell the agent that the place needs to be cleaned up and what happens if the place is left as a mess after they leave???

    Hey – did the agent do a inspection last month (6 monthly) if so what was the outcome that?

    If on vacation the house isn't left clean (ie carpets cleaned) then you can recoup costs from bond money. This can be a grey area though as your definition of clean maybe a million miles away from person x's definition of clean. It normally meets at "Y" in the middle.

    yes they have done 3 inspection since they have been in there the second time they said the place wasn't clean and went and reinspected it but the house still wasn't cleaned up.

    Escalate the issue with the property manager's licensee. Tell them that the PM doesn't have the balls to get the tenant to pick up their act  (and threaten to walk, do so if you must).

    The licensee is usually the person who has the legal requirements to run the agency – this should be listed on their website or on the dept  of fair trading/vcat website. (or you can ring the receptionist and ask for the licensee).

    Look like you have a Property manager doesn't care or don't do his/her work! I will just walk in another agent that care. most of my Expereince would tell me that it the landlord fault to choosed the cheap option and not the best service option. May I ask you,How much the Agency charged you?

    $54.50. is there a time that i can start putting my foot down and say that i was the place cleand up now???

    hi i have teants that are saying that i have been sending family members around to there place harassing them none of my family have been over there, and they haven't paid rent the rent is going to tribunal, what rights do i have to get them out ????

    google for 'tenants union' in your state and you will find a lot of free info on tenants rights. That will help you know what they can do and if you can get them out somehow.
