    I am trying to get finance for 3 acre opal mine / residence in northern s.a.
    Any finance companies deal specifically in those loans? I will be working and living on the site. (it also qualifies for fhog).
    I have been self employed a number of years, credit report below average from personal loan default.
    Amount req is $80 – 90k.

    What is the purchase price of the property and is it freehold ?

    Is the residence habitable and what is the property zoned.

    You make comment that the property qualifies for the FHOG but do you ?

    Assume you can support the loan through your tax returns so depending on how bad your credit history will determine the level of LVR. Certainly wont be getting anything over 80%.

    It's $90K, freehold, zoned residential/commericial. I want to combine my existing debts into the one loan as well ($15k approx).
    I qualify for the FHOG.
    The residence is habitable but it's not a 'home' – its a dugout, a barely fitted-out series of rooms tunnelled into the side of a hill. (All services connected and basic fixtures installed). So, work required.

    I don't have 20% deposit but I can borrow that amount for a short period from my family.

    Think you will struggle to get anyone but a private lender to finance it on that basis.
