Hi There,
I'm new to the world of property investing and am trying to use all my spare time at the moment educating myself on possible investment strategies to use in the future. I've read Steve's book 'from 0-130 properties in 3.5 years'and realise that whatever strategy you use should be tailored for the tenants/sellers particular circumstances and you need to create a win-win situation for all.
what i'm trying to do now is to find out what possible different investing techniques there are out and have recently come across property options – in particular those advertised heavily on the internet by Mark Rolton. My questions are:
1. Are property options used much by the investing community?
2. Would you recommend me to further educate myself on the subject? If so, where else can I find more information on them?It seems the only person out there who uses this strategy is Mark Rolton and the Maitland mob. I have no intention of paying a large sum for a seminar or giving up 80% of the profits for all my hard earned work!!
If anyone has anything to say on this topic I would be most grateful. I have already posted a couple of forums over the last few days and have really enjoyed comments back and ideas from other queries posted elsewhere…I can't wait to get started and get the ball rolling some time soon!!!

am i right in thinking that what they do is typical of property options where you find the site and they find/fund the DA and options fees and offer you a fixed % of returns?
gotta say property options look like a healthy return if they pull through and you can onsell for a tidy profit to a developer. i'm guessing that this whole process of finding the right property/land and getting the necessary permits for development is a lot harder than they make out.
wondering if there is anyone in WA who does this kind of thing?
An option is a simple thing. You are just entering a contract in which you have the option to purchase at a later date. It is just how you use it or structure the deal is where you can make money. This you can learn from the courses, but really there is not much to this either. bear in mind it sounds very good in theory, but will be hard to implempent.

Just out of interest I went to the Lloyd’s site and took up the option for a free DVD on options. We’ve previously had one from Carly Crutchfield. Anyway had a call from someone at Lloyds and what ensued was a sales pitch for the system, there was a one sided discussion about when I would call back to dicuss my $9900 membership of their option group. The one way to turn me off is to try a hard pitch and not get off the phone when I say I have work to do. The second way is to explain that they rang to check me out. Was I legit? I suppose. I told the guy who called he had a suspicious mind to which he replied that this is business and that he was concerned to see that I wasn’t someone from their opposition. Options are not that big a secret, especially if my father who has been dead 20 years used them back in the 1960’s. Interestingly he quoted me the cost of an option contract as being $15,000. The Crutchfield organisation quotes about $5-10,000 if memory serves. Option contracts are not that hard to draft and precedents are available in most law libraries. I’d suggest discussion with a lawyer before embarking on the option road.what Lloyds appear to do is lift the burden of doing the legwork. It’s up to an individual to work out whether or not that is worth the fee. I’m waiting to see the DVD with genuine interest.

First of all I do apologise that I am responding to an old thread. This is the first time I have responded to these comments personally. I would like to respond to some of the concerns or comments made about me that I have read on this forum.
Options are not new:
I 100% agree Options are not new in Australia. The most commonly used is the Put and Call Option, where you have an obligation to settle the property. My specialty lies in the Call Option Deed, where you have a flexibility of not having to settle the property.
I believe this is an excellent way to buy properties. This will give you huge leverage, and you can do this business from the comfort of your home.
Zaffar Iqubal Khan and Science of Property Options about Getting help from Solicitors to learn about property options:
I do agree that you can go to the solicitors and learn how the Call Option Deed is written, but solicitors cannot advise you how to put deals together, how to negotiate, how to do the due diligence, how to do the feasibilities and how to do the objection-handling. I have had more than 1300 face to face meetings with vendors and I admit not all of them were successful but you can imagine how much I learnt from these meetings. One small example of this is that 99% of Vendors did not understand the traditional Call Option Deed written by a solicitor, which was anywhere between 30 to 50 pages in length, only a law professor will understand. I personally advised 36 different solicitors in amending the traditional call option deed. I successfully amended the Call Option Deed to one single page and in plain English for all Vendors to understand. In most cases they don’t run it by their solicitors, even though I advise them to get legal advice. Everything is in black and white and they know what kind of arrangements they are doing. No confusion or misunderstanding.

My advice is to keep your money in your pocket and don't expect to become an expert just because you are forking out thousands of dollars to these spruikers.
I suggest you don't waste your money. You should save your money for your future because its very important and you needs it. If you want to buy home then wait for some time. Best of luck.
