I am just in the process of building a townhouse as my PPOR on a block of land measuring approx 800sqm. In my plans I have a potential unit block drawn up by my architect. The block is 7km from Hobart CBD, and the house and land total cost has come in at around $300k for a 2bedroom + study and 2 bathroom. How much more is the porperty worth with the potential to build another unit/townhouse, as opposed to the PPOR being on a small block of land with no chance to develop? Any rough estimates would be appreciated.

tuggerIt depends upon whether the house & any other structures can remain when the rest of the development is built ie if they have to be demolished then the house etc would be treated as a cost not an asset to the developer as they must spend monney to demolish.
How many units are there in the proposal and how much are unit sites selling for 7km out of Hobart?
