Getting to the next step after finding the property

HI to all,

I have a few positive cashflow  properties in place and I got stuck in the paperwork. One of those is a block of units and still with room for improvement. How do i put the offer? and how do I find the investor or join venture partner?…..It's my first steps in property. Could anyone help me please. Thanks to all in advance.
