    Hi all,

    I made a trip to Melbourne a few days ago (from Sydney) to check out an investment property which was very close to positive cashflow. It was located on Flinders St – Home @ Flinders.

    Overall, the property is good, however I had a few questions. If you are familiar with the Melbourne area if you could offer your viewpoints that would be great –
    1. The apartment is in Home @ Flinders – anyone know much about this apartment complex, and if noise is an issue, particularly during Friday/Saturday nights? It is located right across from Flinders St station.
    2. Capital appreciation – given that rents appear very good in this apartment, is capital appreciation likely to be good over next few years?

    I don't know the apartment block but work close by. Is it closer to Swanston or elizabeth st? Swanston is a place to be avoided imho for personal safety (girls opinion). Most of those apartments common areas are so dark and never seem to be ventilated – probably due to the costs. Plus lifts seem to add a lot of extra costs.
