    We're just about to purchase a lovely block of land with distant views over the ocean. It's in a great location with views that can't be built up in front of. Our only concern is that the views are from the front of the block, overlooking the street.

    The block slopes gently down towards the street, so a house would sit quite high above street level. It's also a very quiet street with the block located close to the cul-de-sac so it'd be quite private.

    It wasn't something we originally thought of but after speaking so someone, they mentioned that it's best for the view to be at the back of the block as you live at the back of the house. 

    My arguemtn is that a well designed house can solve this issue but it's created a bit of doubt about the actual value of the land. Our strategy is to buy and hold for the long term.

    Does anyone agree that views from the back of a property are more valuable than views from the front? Is this something anyone even thinks about when faced with a breathtaking view?

    Any opinions would be greatly appreciated.

    The location of the view is not relevant, it is how you make use of it. As you point out, a well designed house will take advantage of it – the view will add value regardless. As you are on a quiet street, why should all your living be out the back (unless you have a north facing rear yard). 

    Consider the price difference between your block and one say 2 or three streets away which does not enjoy the view. Is your block cheaper or more expensive?

    Hi,

    Interesting post… street appeal is something that you should consider, as the property needs to be appealing to the next purchaser to command a great price.

    I would have though you would want to make the view a centerpiece to the living area, and that the house design should fold around it.

    Thank you both for your responses.

    Further to your comments, we spoke to some architects today about the block and they convinced us it's really no issue with a well designed home.

    It surprised me that one negative opinion created so much doubt in our decision to buy this block of land, especially since our gut instinct was so strong to being with. I've always believed to go with what feels right and this one definitely does, so we're proceeding with the purchase.
