Been a while since i did a loan for a client to purchase in Cyprus (in fact back in my UK days) but it is not that difficult just a mountain of paperwork.

Cyprus is not only a good place to buy but as a Mediterranean island it is mature and sophisticated when it comes to its  mortgage market.  What this means is that there’s a great deal of choice of mortgage lender and also a broad choice of mortgage type as well.

From memory lodoc or non status loans are not available however the two biggest Banks by far are the Bank of Cyprus and Laiki Bank both of who used to lend to Non Residents. Looking at a maximum LVR of around 70%.

Can't tell you anything about the market, but we lived one year in Greek and I would reckon every deal which is not made personally is something cheated. Really, we were not able to pay anything online, you had to go always personally. Greek bureaucracy is a real nightmare. And Greek people are very nice but cheating is a national sport, nothing mean but with a guy buying from far away..
You must go personally look talk make friends and then after learning a bit of the language then you may be able to buy.
My husband had a collegue who rented an apartment from abroad with a real estate agent.  He paid twice as much as we did and the apartment was miserable. I don't know the buying market as we rented, but I guess it is not  – as in most parts of Europe – dominated by real estate agents. The usual way paper adds etc. , but better you know someone who knows someone…
